The Pinellas County Real Estate Market Update for May 2025

The May 2025 market update reveals major shifts, especially in inventory levels and pricing trends. 📉 Home Prices Decline While Inventory Surges

In May 2025, the median sale price for single-family homes in Pinellas County dropped to $460,000, a 5.2% decrease year-over-year. The average sale price also fell to $607,862, marking a 6.0% decline compared to May 2024.

At the same time, active inventory soared to 4,182 homes, a 40.3% increase from the previous year. That means more options for buyers—and more competition for sellers.

Months supply of inventory jumped to 5.0 months, up nearly 39% from May 2024. This shift is pushing the Pinellas housing market away from the seller-friendly conditions of recent years and toward a more balanced market.

🏘️ Condos and Townhomes See Even Sharper Declines

The condo and townhome market in Pinellas County saw even steeper price drops in May:

 

  • Median sale price: $260,000 — down 10.3% year over year

  • Average sale price: $378,499 — down 15.3%

  • Closed sales: 533 — a 22.4% decrease from last May (about 154 less closed sales)

  • Inventory: 4,273 units — up 19.5%

  • Months supply: 8.8 — up 46.7% (as a reminder, when market inventory reaches 6+ months, it becomes a buyer's market)

Buyers looking in the condo market now have significantly more leverage as inventory grows and time on market lengthens. The median time to sale rose to 89 days, and median time to contract to 58 days, up nearly 21% year over year. In our opinion, the condo market shift is nowhere near being over and we wouldn't be surprised if inventory peaked at around 12 months by the end of the year. Folks thinking of selling their condos should sell now, as we expect more price drops 4-6 months from now if market conditions remain the same.
