The latest data from the Florida Realtors®/Stellar MLS STAR Report is in, and the Pinellas County housing market continues to evolve — with more opportunities for both buyers and sellers this fall.
While prices have adjusted and inventory continues to rise, homes are still selling, and motivated buyers are out there making moves before year-end. Here’s a closer look at what’s happening across single-family homes and condos/townhomes throughout our county.
Market Snapshot (September 2025 vs. September 2024):
Closed Sales: 820 (⬆ 25.3%)
Median Sale Price: $425,000 (⬇ 10.5%)
Average Sale Price: $565,688 (⬇ 4.5%)
Active Listings: 3,647 (⬆ 23.6%)
Months Supply of Inventory: 4.2 (⬆ from 3.7)
Median Time to Contract: 42 days (⬆ 23.5%)
Median % of Original List Price Received: 93.1% (⬇ 1.8 pts)
What it means:
Single-family homes remain highly desirable across Pinellas County, but the pace of the market has normalized. Buyers now have more homes to choose from, while sellers still benefit from steady demand — especially when a property is move-in ready and priced right.
Even with a dip in prices, overall dollar volume is up more than 20% year-over-year, which means homes are still selling — just with more breathing room for everyone involved.
Pro tip: Homes in prime locations (non-flood zones, updated interiors, and strong school districts) continue to draw quick offers, often within two weeks.
Market Snapshot (September 2025 vs. September 2024):
Closed Sales: 437 (⬆ 11.7%)
Median Sale Price: $238,000 (⬇ 13.9%)
Average Sale Price: $332,753 (⬇ 22.5%)
Active Listings: 3,716 (⬆ 8.2%)
Months Supply of Inventory: 7.9 (⬆ from 6.4)
Median Time to Contract: 77 days (⬆ 40%)
Median % of Original List Price Received: 91.0% (⬇ 1.1 pt)
What it means:
The condo market is adjusting after years of rapid appreciation, creating a window of opportunity for buyers who’ve been waiting for prices to come down. Inventory is higher, and properties are taking a bit longer to sell — but the right listings (especially those in well-managed, updated buildings) are still moving.
For sellers, this is the time to stand out. A well-staged, well-priced condo that showcases the benefits of coastal living — like walkability, amenities, and low-maintenance lifestyle — will always attract attention.
There’s good news for buyers across Pinellas County:
More options: Inventory is up about 20–25% from last year, so there’s far more to choose from.
More negotiating power: With longer days on market, buyers can ask for repairs, rate buydowns, or closing-cost help.
Better pricing: Median prices have softened, putting many homes that were out of reach last year back into play.
Still competitive for the right homes: The best listings — move-in ready, updated, and in great locations — still go fast.
If you’ve been on the fence about buying, this fall could be your chance to find the right home without the frenzy of past years.
Sellers can still succeed — they just need to adjust to today’s market realities.
Price it right from the start: Overpricing will push your home into the “stale” category quickly.
Condition counts: Buyers want turnkey homes. Updates like hurricane-impact windows, newer roofs, and modern kitchens pay off.
First impressions matter: Professional photography, staging, and strong digital marketing (including AI-targeted exposure and SEO strategies) make a huge difference.
Stay patient: Homes are taking a bit longer to go under contract — but serious buyers are still out there and ready to move.
Pinellas County’s real estate market is balancing out — which is great news for everyone. Buyers finally have room to make thoughtful decisions, and sellers who market strategically are still seeing solid results.
If you’ve been considering a move, this is a fantastic time to plan ahead for the new year while taking advantage of today’s opportunities.
