Pinellas County Real Estate Market Update – January 2025 Stats

As we step into 2025, the Pinellas County real estate market continues to evolve, presenting new opportunities and challenges for both buyers and sellers. Whether you're considering listing your home or searching for your dream property, understanding the latest market trends is crucial. Here's a breakdown of what's happening in our local real estate market right now.
The Single-Family Home Market

Closed Sales See a Notable Increase
January 2025 recorded a total of 707 closed sales for single-family homes, reflecting a +23.2% increase compared to January 2024. This uptick signals strong buyer demand for single-family homes, even as the market adapts to economic conditions and seasonal fluctuations after a rough 2024 hurricane season. Notably, 325 homes were paid for in cash, making up 46% of total sales, highlighting continued investor interest and well-qualified buyers in the market. This is a +36% year-over-year increase in the percentage of cash sales.
Home Prices Show a Slight Dip
The median sale price for single-family homes in Pinellas County came in at $435,000, representing a -4.4% decline year-over-year. The average sale pricealso dropped, by -6.4%, settling at $585,281. This slight adjustment may be attributed to an increase in housing inventory, providing buyers with more options and negotiating power. As we have seen, there are many hurricane damaged homes on the market currently, selling at hefty discounts so buyers will take on the remodeling work. These home sales will naturally drive the average and median home prices lower in our stats report. Meanwhile, the demand for non-flood zone and updated homes remains strong. Just yesterday, a buyer of ours lost a home they made an offer on, despite adding a $10k premium to the initial listing price. Buyers continue to compete for the best homes, with many still selling over asking price.
Inventory is on the Rise
For the first time in months, we are seeing a notable increase in available homes. The total active inventory rose by +42.6% year-over-year, with 3,321 homes currently on the market. The months’ supply of inventory also grew to 4.0 months, marking a +42.9% jump from last year. While still below the threshold of a balanced market (typically around 5.5-6 months of inventory), this shift is giving buyers a bit more breathing room compared to previous high-demand months.
Homes Are Taking Longer to Sell
With more inventory available, the median time to contract increased to 38 days, up +8.6% from last year's 35 days. Additionally, the median time to sale rose to 73 days from 71 days, reflecting a +2.8% increase. This means sellers should be prepared for slightly longer market times but can still achieve competitive pricing with the right marketing strategy.
The Condo and Townhouse Market

Closed Sales and Cash Purchases
In the condo and townhouse market, 375 closed sales were recorded in January 2025, representing a -2.6% decline year-over-year. Despite this slight dip, 241 sales were paid in cash, making up +64.3% of total transactions. This indicates that cash buyers and investors remain a strong force in this segment, representing more than 1 out of every 2 sales.
Prices Experience a Decrease
The median sale price for condos and townhomes fell to $264,000, a -9.0% decrease compared to January 2024. The average sale price also saw a decline, settling at $401,844, marking a -12.9% drop year-over-year. These drops are a result of not just higher inventory, but higher condo dues, interest rates, and a number of damaged 1st-floor units on the market as well. While this is a tough time for sellers, buyers have an opportunity to purchase condos in Pinellas County at excellent price points right now.
Inventory and Market Supply
The total active inventory for condos and townhouses increased by +16.4%, reaching 3,636 units. Meanwhile, the months’ supply of inventory climbed to 7.1 months, reflecting a +42.0% increase from last year. This puts the condo and townhouse market into a buyer’s market, compared to the single-family home segment which still remains well below the 6-month threshold.
Market Activity and Time to Sell
The new listings for condos and townhouses totaled 1,163, a +3.1% increase from the previous year. However, new pending sales declined by -11.0%, showing a slight slowdown in buyer activity. Additionally, the median time to contract rose to 54 days, a +14.9% increase, while the median time to sale reached 85 days, up +3.7% from last year.
What This Means for Buyers and Sellers
For buyers, the increase in inventory and slight price adjustments present a great opportunity to negotiate better deals in the condo market. While demand remains high for single-family homes, this may change as homes that have been repaired after the storms start to hit the market in coming months. Time will tell if buyer demand remains as more "move-in ready" inventory inevitably comes onto the market.
For sellers, pricing competitively is key. While homes are still selling, strategic pricing and strong marketing will be essential to attract serious buyers in a market with growing inventory.
