5 Ways To Quickly Increase The Value Of Your Home

5 Ways to Quickly Increase the Value of Your Home

If you’re thinking about selling your home in the near future, you’re probably also wondering how to get it sold FAST and for TOP DOLLAR. While remodeling kitchens, baths, adding a swimming pool, and other large projects can absolutely add value to your home, many homeowners can also benefit from smaller improvements and less costly changes to their home. Below, we’ve listed 5 ways we’ve helped our clients get more money for their home:

Paint the Interior and Exterior- If you want to give your home an instant facelift and attract more buyers, one of the very best things we can recommend is to paint the entire interior (and exterior if it needs it) to make the home instantly feel brighter, newer, and more inviting. Stick with lighter neutral colors on the interior and avoid any dark or extreme tones. Neutral shades of white, cream, and light grey will be easy to decorate around and make your home feel clean and updated. Paint all interior doors and trim a bright white as well for added impact. Not feeling like painting the entire exterior of your home? Think about painting the front door a  more bold color to give buyers a fun "pop of color" from the moment they approach your home.

Home Staging- We can’t tell you how many times homeowners have told us that home staging was some of the BEST money they have ever spent. While you may think your home is comfortably furnished and decorated, a professional home staging company can give a home the “wow” factor buyers are looking for in today’s market. Beautiful home staging can easily help a home sell for $25k-$100k more.

Landscaping- Adding mulch, decorative rocks, pruning hedges & trees, and mowing/edging the lawn should be at the top of your to-do list before you sell your home.  If you already have mature landscaping, consider adding landscape lighting as well. Then ask your Realtor for professional-quality night or twilight photos to make your yard look like a tropical paradise (A good amount of lighting is needed for twilight photos to be done properly. Be sure to light trees, walkways, windows and turn on patio lighting as well).

Replace Old Light Fixtures and Ceiling Fans- Adding a special chandelier or pendant light over a dining area or kitchen island can quickly and easily change the entire appearance of the space. Take down any old or broken light fixtures and replace them with something chic and stylish that suits the design of your home (don’t be afraid to add a pop of color). Be sure to swap out dated, yellowed fixtures in the bathrooms too. Not sure what to pick? Ask your home stager for advice at the initial consult. They are often happy to make paint color and fixture recommendations.

Improve a Room's Appearance with New Lighting

Update the Flooring- If the main living areas of your home already have neutral tile or wood floors, have the grout professionally cleaned or refinish older wood to bring back the color and depth. Replacing old carpet in the bedrooms (stick with light, neutral colors here, again) will also make the bedrooms feel fresh and updated, especially if you’ve recently painted the walls too.
