Staging Your Living Room To Sell Your Home

Thinking about selling your home and wondering how to get top dollar? With more inventory hitting the market and a predicted ‘cooling off’ when it comes to bidding wars in coming months, staging your home to sell will become more important than ever as sellers compete with more housing inventory.

The living room is often one of the first places potential buyers see when they walk into a home the first time and when they look at the listing online for the first time. We believe this is one of the most important spaces in your home when it comes to first impressions.

 If you’re interested in making your home stand out among the rest, here are 5 tips to make your living room shine when your home hits the market:

  • Declutter and Edit- As always, you’ll want buyers to envision themselves in your home, not you! Begin by putting away family photos, heirlooms, and any other personalized items. End tables should be free of clutter except for a lamp (be sure to check that light bulbs are working!). Coffee tables should have a decorative tray with 2-3 small items on it and that’s it (think a vase of flowers, a book, and a coordinating candle- that’s it). While it sounds harsh, the best way to approach this task is to remove any traces of you and your family from the décor.

  • Make Sure Paint is Fresh and Clear of Any Defects- This includes the baseboards. The best way to make a home feel new and clean to buyers is to freshen up the paint on the walls and baseboards. Fill in any holes from old wall hangings, make sure you choose a neutral color, and give the ceiling a good look over as well. If the ceiling paint shows old stains, defects or yellowing, repaint that as well.

  • Maximize Natural Sunlight- You want your living room to feel ‘light and bright’ when buyers walk in the door. That means you’ll want to emphasize natural sunlight from the windows. Don’t hide it with dark colored or heavy drapes. A simple set of sheer panels in white or a light color is best. Make sure your curtain rods are dust free and in good shape or replace those as well. Extreme colors and dark rooms should be avoided when selling your home. Need more light? Hang a large mirror instead of a painting on a bare wall to reflect extra light into the room.

  • Maximize Seating, But Don’t Crowd the Space- You’ll want to make it easy for buyers to see how they’ll relax or entertain guests in the living room space. This means centering the seating around a common focal point, such as the fireplace, a large window, or a large piece of wall art. Make sure the room isn’t overcrowded with too much furniture. Some good ‘rules of thumb’ include never walking into a room and looking at the back of a sofa, keeping small pieces of furniture and décor out of walking paths, and coordinating items around the sofa or main piece of furniture in a room.

  • Pull it All Together With an Area Rug- A good area rug can bring a living room together and polish the space in ways that will make buyer’s feel like they’re stepping into a professionally decorated living space. If you’re afraid to add a pop of color or need a little more brightening in your room, try a simple Jute rug, which is neutral in color and durable for high-traffic areas. Want a more luxurious feel? Go for a flokati or sheepskin rug with a high, fluffy pile. Be sure the area rug you choose goes under the furniture (aka measure your room before you buy) and that there is 4-8 inches of bare floor around all sides of the rug.
