Discovering the Traditions Neighborhood of Seminole, FL

Traditions Front Entrance

If you’ve ever driven down Oakhurst Road in Seminole towards the Park Blvd bridge to the beaches, then you’ve probably driven past the unique & charming gated community of Traditions.

Comprised of just 42 homes, this beautiful Seminole neighborhood lives up to its name, boasting timelessly beautiful craftsman-style homes with dreamy front porches, white picket fences, and tree-lined sidewalks with vintage-style street lamps.

Centrally located between the beaches and the City of Seminole, residents of this community enjoy a quick 5-minute drive to Seminole City Center, but live less than a mile from the white sandy beaches of Redington and Indian Shores over the Park Blvd Bridge.  For even quicker access to the neighborhood Publix, casual restaurants like the Angry Pepper Tap House, and a great local coffee shop called the Pacific Trading Company , head over to Oakhurst Plaza, which is just 3-5 minutes away by car.

One of the most-loved features of Traditions is the charming community playground located inside the gates, where residents are often found socializing with their children and neighbors on weekends and evenings. Neighborhood events at the park are common (in non-COVID times), to celebrate events like the 4th of July, Easter Egg Hunts, holiday parties, movie nights, and more.

There is an HOA fee inside this community, that's approximately $255 per month as of the publication date of this article (as we all know HOA fees can change periodically). This fee covers lawn mowing in the front and backyards of residents, trash and recycling services, park maintenance and maintenance for the community gate, sidewalks, roads, and ponds. If you're looking for a spacious home with low maintenance outdoor care, this might just be the place for you!

Why This is a Great Place to Invest Your Real Estate Dollars

Home Listed and Sold in Traditions by The Sandy Hartmann Group

Like many buyers are discovering as they shop for homes in Seminole and Pinellas County, Homes in neighborhoods like Traditions don’t often come up for sale. In our opinion this is usually a good sign that residents enjoy living there and prices are likely to increase with demand over time. The central location of this neighborhood, offering quick access to the beaches, but NOT in a flood zone, is also a plus when it comes to the likelihood of home values appreciating. The subdivision is also zoned for some of Seminole’s top public schools and close to popular local private schools as well.

Over the past 12 months, there have been just 2 home sales in this neighborhood, with an average sale price of $635,000 and seller’s collecting 100% of the original list price in both instances. This is approximately +11.3% higher than the year before. Our prediction is that home prices in small communities like this around Seminole and Pinellas County as a whole, will continue to grow over the next 12 months and beyond.
