The Top Home Trends of 2022

  • Home Office (aka Zoom Room)- A recent Zillow survey found that finding a home with a dedicated office is at the top of the list for most buyers these days. It’s actually one of the top reasons many Americans say they would move if they continued to work remotely indefinitely.

  • “Homecation” Amenities- Think swimming pools, waterfront recreation space (docks, boatlifts, etc), a large master bath with a spa-like shower system and more. Home buyers have a renewed focus on what staying at home means and luxury amenities have become more desirable than ever.

  • Homes that Accommodate Multi-generational Living- More young people have moved back home during the Pandemic than ever. Buyers are forever looking for homes that will house not just the kids, but possibly grandparents as well without making everyone feel crowded. Home features like mother-in-law suites, basement units (if you’re up North), and pool houses that can be converted to living spaces have also been gaining popularity.

  • Gourmet Kitchens- If you haven’t seen a video on how to make your own sourdough bread in the last year, you may have been living in a cave…with more people dining at home, there has been an increased focus on beefing up one’s culinary skills, meaning a gourmet kitchen has become more important than ever to buyers who aren’t eating out as much.

  • Backyard Paradise- If I had a dollar for every time someone asked me about buying a home on acreage over the past 12 months…Again, with more people staying at home, large, spacious backyards that can accommodate social distancing or provide space for multiple outdoor activities, plus additional privacy, has been on buyer’s minds since the start of the Pandemic.

  • Smart Homes- Germs are persona non grata in homes more than ever before thanks to the pandemic. This means that buyers are increasingly looking for homes that have UV filters in the HVAC systems to kill germs and mold, and cool tech features like touchless faucets, self-cleaning toilets and more.

  • Small City/Suburban Living- With more people working from home indefinitely, buyers are researching (and inevitably moving to) smaller, more affordable towns that offer more green space and areas to spread out.

Spacious Backyard Space

  • Home Gym Space- For people who love to workout, but no longer feel safe going to the gym, or just prefer to work out without worrying about a mask, finding a home with dedicated space for a home gym or exercise area is also at the top of home buyer’s wish lists.

  • Pet-Friendly Communities- My dog’s vet recently told me that the Brightside of the Pandemic for her field was that the local animal shelters were basically emptied out at one point! Pet adoptions increased dramatically in 2020 and along with that so did an emphasis on pet-friendly communities for home buyers.

  • New Construction Homes- With the housing shortage at its peak during a time when millions of people in the U.S. are thinking about a move, the interest in new construction homes that can be tailored to a home buyer’s needs have skyrocketed.
