Preparing to sell your home can be a very emotional and sometimes daunting, exhausting task. Many sellers ask themselves "where do I begin" or worse yet are sometimes in denial that there is anything to be done. The first thing I ask myself when arriving to a listing appointment is does this home look polished and inviting from the curb? Not only are first impressions everything but here in Pinellas County we are required per our MLS to put the front exterior picture (unless a waterfront home) as the first picture in the listing. She notes that in addition to painting the front door and depersonalizing you'll also want to "clear the sidewalks and mow the lawn. Paint faded window trim and plant some yellow flowers if the season allows. Yellow evokes a buying emotion and marigolds are inexpensive. And it goes without saying that you'll want to shovel and salt down those walkways in winter. Trim your bushes. Make sure visitors can clearly read your house number."
Now that we're past the front door there are a few crucial tasks that are going to net you the most when selling your home. My rule of thumb is that there should be nothing on the floor with the exception of furniture. Additionally in my experience buyers tend to stay in staged homes significantly longer than empty homes.
